SEO for Gas Engineers
One landlord account pays for a decade of this.
Where the value actually sits
A gas appliance service is £125. A hob connection, £255. An emergency repair, £255. A meter relocation, £425. A power flush, £615.
Those are the domestic numbers, and on their own they’d make search a slow burn. But they’re not where the value is.
A letting agent with thirty properties needs a gas safety certificate for every one of them, every year, without exception — because they legally cannot let the property without one. Win one agent and that’s thirty jobs a year, at a predictable time, paid on terms, recurring indefinitely.
At £125 a certificate that’s £3,750 a year from a single relationship. Booked costs £1,188. One landlord account pays for more than three years of marketing, and most of our gas engineers win more than one.
That’s what search does for your trade. Not a flood of domestic call-outs — a route to the customers who need you thirty times a year rather than once. And “landlord gas safety certificate [area]” is a far less contested search than “gas engineer near me”, so it’s cheaper and faster to win.
What’s worth doing
Your Google Business Profile, properly. Free, fast, and it decides most of the local searches in your trade. Categories, service area, photos, hours, and a steady flow of reviews. If you do nothing else, do this.
One landlord page. “Landlord gas safety certificate [area]” is a search made by people with legal obligations and multiple properties. That’s the highest-value search available to you and it needs one good page, not a programme.
Boiler service and repair pages with prices. People search the cost. Publishing it wins you the call.
Focused, not sprawling. Six or seven pages that target the searches worth winning, rather than forty pages of blog filler. Your budget goes further concentrated.
And the multiplier: every search customer should become a repeat customer
Here’s what makes search pay far better for a gas engineer than the headline job values suggest.
Every boiler you service is due again next year. Every landlord needs their certificates every year. So a customer won through search isn’t worth £125 — they’re worth £125 a year for as long as you keep them.
Win forty new customers through search and keep them, and that’s £5,000 a year, recurring, from one year’s work. Win them and lose them and it’s a treadmill.
That’s why we build the capture and reminder system alongside the search work rather than selling one without the other. The search brings them in. The reminders are what make them worth winning. Together they compound; separately they don’t.
It also fixes your seasonality, because reminders spread servicing across the year instead of everything landing in November.
What to expect, and when
We’ll be specific about this, because vague promises are how gas engineers end up paying for a year of nothing.
Month one. Profile sorted, review process running, five pages live including the landlord one. This is most of the work and most of the benefit.
Month two to three. Local searches start responding — mainly through the profile and reviews rather than the website. You should see a modest lift in service and repair calls.
Month three onwards. The landlord page starts producing, slowly. One good letting agent from it pays for the whole thing several times over, but it’s one or two enquiries, not a flood.
Meanwhile, from month one, the reminders should already be producing rebooked services — and that will be a bigger number than anything search does for you, from a standing start, without waiting.
The compounding is the point. Year one the landlord page wins you an agent or two. Year two those agents are still there, the domestic customers you won are rebooking, and the content is still ranking without further spend. By year three the same investment is producing several times what it did in month six.
That’s why we’d push you to start now rather than wait for a quiet spell. Search work done in spring is earning by autumn; started in autumn, it’s earning next year.
The mistakes we see most on gas engineers’ SEO
Blog volume instead of landlord pages. Forty general posts will do less for you than one properly built landlord section. Concentrate the spend where the recurring money is.
Ignoring the free thing. The Google Business Profile is the highest-return activity in your trade and it costs nothing but attention.
No landlord page. The one genuinely high-value search, usually missing.
Chasing “boiler installation” against national companies. They have budgets you can’t match and the search is dominated by them. Local service and repair is winnable; national install terms aren’t.
Marketing in November. You’re full. Spend in spring, when it’s quiet and the competition has gone home.
No reviews process. Reviews drive the map pack, which drives your calls. Asking manually means it doesn’t happen.
What’s your customer base worth?
Boilers serviced 300 · annual service £125 · rebooking rate 45%
165 customers not coming back. That’s £20,625 a year, and you don’t have to rank for anything to get it.
Every enquiry lands in Gaffer
Every service records the property, the boiler and the next date. Reminders go out automatically, ahead of the rush. Landlord certificates generate and send same-day. Recurring invoicing handles the annual work.
For your trade this is the whole game.
Questions gas engineers ask
Is search worth it at £125 a service?
It is once you count the repeat. A customer won this year is worth £125 every year you keep them, and one letting agent is worth thirty certificates annually. That’s what changes the maths.
Where should the budget go first?
The landlord section, every time. It’s the least contested search in your trade and it brings the customers who need you thirty times a year rather than once.
What if I want to grow?
Then grow the landlord side. It’s higher volume per customer, predictable, and it’s a search you can actually win.
Everyone else offers me a full package.
They do. Ask them what your average job value is. If they don’t know, they haven’t done the maths.
Would ads work better than search for me?
In spring and summer, sometimes yes — you can switch them off when you’re full, which suits a trade as seasonal as yours. But the same warning applies: at £255 a job the cost per lead has to be genuinely low to work, so we’d want to test small before committing to anything.
What if I want to move into boiler installs?
Different trade in search terms, and much harder — you’d be competing against national companies with large budgets. Worth discussing properly rather than assuming the same approach carries over.
