It feels like one-off work. It’s actually annual work nobody’s booking.

The most under-claimed recurring revenue in the trades

A gutter clear on a standard house is around £120. Soffit and fascia cleaning, a bit more. A driveway or patio clean, £150 to £300. Roof moss removal, several hundred.

Every one of those feels like a one-off. None of them are.

Gutters fill again. Moss returns. Driveways go green. Render gets dirty. All of it happens on a fairly predictable cycle — usually annual, sometimes every two years — and the customer knows it needs doing again but has absolutely no idea when they last had it done.

So the work recurs whether or not you’re there. They’ll either get a reminder from you, or they’ll notice water pouring over the gutter in November and ring whoever appears first.

Do the maths and it’s stark. A customer at £120 a year, kept five years, is £600. A business with six hundred past customers is sitting on £360,000 of recurring work — most of which is currently being done by somebody else, or not at all.

That’s the whole opportunity. You’ve already done the hard part: they’ve used you once and were happy. Nobody went back.

What we’d actually build

A customer register that survives the job. Property, work done, date, access notes, ladder or pole requirements, anything awkward. Most companies in this trade work from a diary and a memory.

Annual reminders, timed intelligently. Gutters before autumn rain rather than during it. Driveways in spring when people are looking at their gardens. Timing the reminder to when the customer is already thinking about it roughly doubles the response.

Bundled reminders. Someone who had gutters done last year is a candidate for fascias and a driveway clean. One visit, three jobs, far better margin per mile.

Before-and-after photographs, which for exterior cleaning are unusually persuasive — the transformation is dramatic and it sells the next job on its own.

Neighbour prompts. Exterior cleaning is highly visible from the street. A clean driveway sells the two either side of it, and a well-timed leaflet or ad while you’re on the street converts.

Weather-aware scheduling, because your work is outdoors and a wet fortnight wrecks a schedule.

The first 90 days

Weeks one to two. Every past customer loaded — property, work done, date, access notes. This is the entire foundation and for most exterior cleaning businesses it means going back through invoices, a diary and a phone. It’s worth the afternoon it takes, because that list is the business.

Weeks two to four. Reminder sequences built and timed to season rather than to the anniversary of the job. Gutters go out in late summer, driveways in early spring. Timing to when the customer is already thinking about it roughly doubles response.

Month two. Bundled offers switched on — anyone who had gutters last year gets an offer covering fascias and a driveway clean on the same visit. This is where average job value moves, and it only works because the system knows what they had.

Month two to three. Before-and-after photography running on every job, feeding both the reminders and the street-level prompts to neighbours.

Month three. Measure rebooking rate and average job value. Both should be visibly moving, because you started from a base where almost nobody was being contacted at all.

The first autumn is the real test. If reminders went out in August rather than the phone ringing in November, the season looks completely different.

What it costs against what it returns

Seen is £29 a month — £348 a year. That’s three gutter jobs.

Three hundred lapsed customers at £120 is £36,000 a year — over a hundred times the cost. These are people who have already paid you once and would happily pay again if reminded.

Even at a modest recovery rate the maths is overwhelming. Bring back a fifth of them and it’s £7,200 a year, recurring, from a list you already own.

Then the bundling multiplier. A reminder that offers gutters and fascias and a driveway clean turns a £120 visit into a £350 one, on the same journey. Same customer, same drive, three times the revenue — and bundling only happens if you know what they had done last time.

And the neighbour effect is real in a way it isn’t for indoor trades. Your work is visible from the road, so every job is an advert if someone prompts the street while you’re there.

What good looks like

Rebooking above 60%. In a trade where most companies rebook almost nobody, this is transformative.

Average job value rising through bundling.

Autumn work spread across September and October, not crammed into one panicked fortnight.

A quarter of jobs coming from neighbours of existing customers.

The mistakes we see most

No customer list. The single biggest one. The job’s done, the money’s banked, the customer is forgotten.

Waiting for the phone to ring in November. By then they’ve rung somebody else.

Single-service reminders. Bundling is free margin and it needs a record of what they had.

No before-and-after photos. Yours is one of the most visually persuasive trades there is.

Ignoring the street. Every job is visible advertising if someone prompts the neighbours.

What’s your back catalogue worth?

Past customers 600 · average annual value £120 · currently rebooking 15%

510 customers not returning. That’s £61,200 a year of work you’ve already earned once.

Questions exterior cleaners ask

Is this really recurring work?

Gutters fill every year. Moss comes back. The recurrence is guaranteed — the only question is who gets the call.

When should reminders go out?

Gutters in late summer, before the leaves and the rain. Driveways in spring. Timing roughly doubles response.

Does bundling actually work?

It’s the biggest margin gain available to you. Same drive, three jobs.

What about commercial work?

Higher value and more predictable, and it should be a separate section. Managing agents need this done annually across portfolios.
